Tom Juliano
Chief Executive Officer
Tom is a skilled and experienced manager whose real passion and talent is the vision he sees in potential sites. With a gut instinct for identifying the often hidden potential that exists in parcels of land and distressed or underperforming assets, Tom is able to strategically expand Delco Development’s portfolio of properties.
He is involved in every step of the process, from site assessment and acquisition to all associated legalities including; financing, construction, tenant procurement, lease negotiations and ongoing management.
Tom’s broad skillset is reflective of his organization’s versatility, an attribute that gives Delco Development a competitive edge over the conventional real estate model.
Jim Karanzalis
Vice President of Construction
Any building, whether it is a skyscraper or a factory or even just a small project, someone needs to ensure it’s completed on time and on budget! That’s where Jim K comes in.
Through critical path planning, resource allocation, strategic time and staff management, Jim gets the job done with a “Wow, look what I did” attitude. That same passion excites him for every new development adventure as the Vice President of Construction for Delco Development.
He has got a Bachelor’s degree in Accounting from Rutgers, a builder’s license, real estate license and is Radon testing certified. But if those credentials weren’t enough; he is also a certified home inspector in every state except Texas and North Carolina!
Jay Rizzo
Vice President of Construction
Every day is an exciting adventure for Jay, building relationships with vendors and contractors as the Vice President of Delco Development’s Construction Team.
Jay has a degree in Psychology from Stockton University and his Real Estate License, but his main interests include his three sons, the local CSA farm co-op, hockey, and winemaking. Cheers!
Jim Dugan
Vice President of Real Estate
Jim’s passion comes from identifying a property that is in need of redevelopment. Turning a distressed property into a thriving establishment that supports the local economy and creates jobs inspires him to persevere as the VP of Real Estate at Delco.
Jim has negotiated leases with the following tenants: Miller’s Ale House, Starbucks, Aldi, AutoZone, Wawa, Verizon, ATT, T-Mobile, Subway, Hair Cuttery, GNC, Hardees, Five Below, State of New Jersey, Lourdes, West Marine, Burlington County College (Rowan), UPenn Cardiology, ULTA, Marshalls, Chick-fil-A, and many more.
A graduate of Rutgers New Brunswick, Jim is also a 2014 Burlington Times 40 Under 40 Award recipient and holds a NJ Real Estate License. When he’s not scouting for new projects or closing a lease agreement, he can be found on slopes skiing, running a triathlon, fishing, traveling, or spending time with his family.
